HIRING FOR OPERATIONS MANAGER

We are seeking an on-site operations manager to support our expansion plans. Upfrnt is a startup breaking new grounds in the real estate property management, proptech, fintech space.

ROLE DESCRIPTION

This is a full-time on-site role located in Statesboro, Georgia, USA. As an Operations Manager, you will be responsible for the following :

Strategic Support and Growth:

- Support growth initiatives in market.

- Build and scale rapid response teams.

- Produce training and operations manuals with HQ to support scaling operations.

Resource Management

- Allocate resources across different portfolios.

- Design and improve operational protocols.

- Attend to emergency matters; serve as the HQ point of contact.

- Serve as the project manager for Asset Enhancement Initiatives (AEI).

- Prepare AEI proposals, including solicitation of quotations, vendor management, negotiation, and tracking progress payments.

Property and Asset Management

- Act as a subject matter expert for maintenance and property asset management.

- Hire and train maintenance team members in collaboration with the technical director.

- Oversee property management in the area, supporting the resolution of all user, tenant, facility, and product issues.

Tenant and Stakeholder Management

- Train tenants and contractors on the usage of the app.

- Guide tenants in making payments through the app.

- Conduct initial liaison with leasing agents to ensure renewals and replacement tenants are in place.

- Support leasing activities, such as taking photos and videos for advertisements and inspecting properties.

- Verify additional documents as needed and train on-site teams to handle leasing activities.

Operations and Back Office Support

- Provide feedback to support bug fixes and system improvements.

- Support rent collection activities, including cheque and cash collection, and propose resolutions for difficulties in rent collection.

- Update documentation in the system, including changes in tenant information and account details.

- Conduct initial assessments for maintenance requests to determine if issues are the landlord's or Upfrnt's responsibility.

- Fix minor issues and direct maintenance contractors for tasks within Upfrnt’s responsibilities.

- Escalate landlord-related or unclear issues to the team and provide feedback to HQ for product and process improvements.

Long-Term Responsibilities:

Community Building

- Spearhead and roll out community events.

- Develop the operations team to manage community events effectively.

Product Support

- Understand user interactions and expectations for the product.

- Suggest new or enhanced features based on user interactions to improve product usability.

- Engage with stakeholders and communicate Upfrnt’s service offerings.

Maintenance

- Manage maintenance contractors, including approving budgets and billings.

- Develop strategies and operational plans to reduce costs and improve efficiencies.

Expansion

- Support the roll-out in the next portfolio, ensuring smooth transitions and consistent service quality.

REQUIREMENTS

- Minimum of 5 years of experience in property management, operations management, construction management or a related field.

- Excellent project management skills, with the ability to handle multiple projects simultaneously.

- Proficiency in using Microsoft 365 software and technologically savvy.

- Strong financial acumen with experience in budgeting and financial management.

- Excellent communication and negotiation skills.

- Ability to work independently and make decisions in a fast-paced environment.

- Willingness to travel and relocate as necessary.

- Valid driver’s license.
